The Five-Step Process
1. Register with Premier Plus Properties, LLC - Rebates are for clients of Premier Plus Properties, LLC. To qualify for the Buyer Rebate, Buyers must enter into a Buyer's Agreement with Premier Plus Properties, LLC and sign a Rebate Agreement.
2. You need an Approval Letter/Commitment Letter for a home Loan - The next step is to qualify for a home loan. Finding out what you can afford provides you with leverage with sellers. (when making an offer to purchase a home)We recommend that you choose a lender that you have a great working relationship with, but keep in mind the choice of lender's is strictly yours. Remember, the lender is handling your home loan.
3. Search for houses - It's easy to search for Kentucky real estate listings on the Internet. Try these websites (www.FlexFeePlus.com or www.Realtor.com). You can sign up for our Email Notification Service: You will receive automatic e-mails of homes meeting your search criteria as soon as they come on the market.
4. Home Tours - After driving by properties that you like, contact us to set up an appointment for a home tour. At the same time, you need to have the loan approval letter prior to setting up appointments to view the interior of the properties. Please review "How It Works" link on this website. Our rebate program is set up so that everyone can benefit; however, the more properties our agents show you, reduces your rebate amount. We recommend that you drive by properties of interest first in order for you to maximize the amount of your rebate. This keeps our agents from wasting time showing you properties that you don't like. As a result, you are helping our agents work more efficiently, we can afford to offer you a large portion of our commission in the form Broker Rebate Check.
Note: As outlined under the "How It Works" tab, the amount of our commission that we rebate to our Buyer client varies depending on the number of properties physically visited on your behalf by our agents
5. Make an intelligent offer on a property - We provide you with all the comparable sales for similar properties in the area and will work closely with you so that you can make a competitive offer. We guide you through the entire buying process, from contract to close, including the offer, negotiations, acceptance, escrow, appraisal, inspection, title, loan processing and final walk-through! We are a full service real estate brokerage.
