Premier Plus Properties LLC is a Full Service real estate brokerage that offers all the traditional services that real estate agents/brokers provide to their Seller/Clients:
- Scheduling an appointment to meet with you at your home to discuss the features of your home.
- Prepare Market Analysis to assist you in pricing your home.
- Listing your property in the local MLS, Realtor.com, FlexFeePlus.com local and national real estate Websites.
- Provide an electronic lockbox and lawn sign for your property.
- Schedule and coordinate showings for buyers, and buyer agents. Also providing feedback of the Showing.
- Assist in the negotiation process with you the seller and the buyer agent.
- Draft and review all agreements, and contracts including amendments to contracts on the your behalf.
- Coordinate all inspections, appraisals and walkthroughs.
- Coordinate with your Lender the closings date, and attend the closings with you our client.

- Promotion – This is where the Premier Plus Properties agents job begins. Your listing agent will demonstrate to you (home owner) how Premier Plus Properties LLC will expose your home to the widest possible group of buyers in the marketplace.

Our minimum commission fee is $2,395.00, or we charge a *flexible percentage rate of the sales price, plus a $395.00** listing fee. Whichever is greater!
Flexible Fees for Sellers!
- 8% FlexFee rate: Premier Plus Properties LLC will charge 4% commission, and recommends offering a 4% cooperative commission split payable to the real estate brokerage that brings the buyer to the closing table. Listing Fee of $395.00 is waived.
- 7% FlexFee rate: Premier Plus Properties LLC will charge 3% commission, and recommends offering a 4% cooperative commission split payable to the real estate brokerage that brings the buyer to the closing table. Listing Fee of $395.00 is waived.
- 6% FlexFee rate: Premier Plus Properties LLC will charge 3% commission, and recommends offering a 3% cooperative commission split payable to the real estate brokerage that brings the buyer to the closing table. Listing Fee of $395.00 is waived.
- 5% FlexFee rate: Premier Plus Properties LLC will charge 2% plus a listing fee of $395.00, and recommends offering a 3% cooperative commission split payable to the real estate brokerage that brings the buyer to the closing table.
- 4.5% FlexFee rate: Premier Plus Properties LLC will charge 1.5% plus a listing fee of $395.00, and recommends offering a 3% cooperative commission split payable to the real estate brokerage that brings the buyer to the closing table. Limited to homes starting at $175,000.00.
- 3% FlexFee rate: Premier Plus Properties LLC will charge 1% commission, and recommends offering a 3% cooperative commission split payable to the real estate brokerage that brings the buyer to the closing table. Listing Fee of $395.00 is waived. Limited to homes starting at $750,000.00.
- 2% FlexFee rate (In-House Listing): Premier Plus Properties LLC will charge 2% plus an (In-House) Listing Fee $395.00; for this In-House Listing only! The Seller does not offer a cooperative commission split to Buyers Agents, and the Sellers property will not be advertised in the Multiple Listing System. The Sellers property is only marketed through local media. (The News-Enterprise and the Central Kentucky Homes Magazine) The Sellers property is only advertised on these two websites: www.FlexFeePlus.com & www. MyNewKYHome.Com. In-House Listing are limited to homes starting at $200,000.00.
**Listing fee of $395.00 is payable regardless if property is sold, or not.
Commission's rates are not set by law, Premier Plus Properties LLC recommends offering a 3% to 5% cooperative commission split payable to the real estate brokerage that brings the buyer to the closing table.
Our Word Is Our Bond

If, after signing a listing agreement with Premier Plus Properties, LLC, and you the sellers are not completely satisfied with our service during the first 30 days. We'll unconditionally cancel the listing agreement (except were a purchase contract is in place) and you owe us nothing. After the first 30 days, you the seller still can cancel the listing agreement (except were a purchase contract is in place) but you the seller will be responsible to pay the $395.00 listing fee
*Certain restrictions do apply:
- All listings shall be for 6 months.
- **Listing fee of $395.00 is non-refundable.
- All Sellers shall offer full cooperation to listing agent to achieve goal of selling property.
- All Listings shall be kept show ready as much as is possible.
- *All FlexFee percentage rates (commission rates) shall be negotiated between seller and the Listing agent subject to the Principal Brokers approval.

- Premier Plus Properties, LLC shall be eligible for cooperative (commission) split.
