A: We are a full service real estate brokerage. We offer Flexible Fee's for Sellers, Plus Rebate for Buyers! We are regulated and licensed by state agencies to protect consumer interest. Our agents are professionals with years of industry experience. We are members of the Heart of Kentucky Association of Realtors, the Kentucky Real Estate Commission and the National Association of Realtors and adhere to those organizations' Code of Ethics.

Q: How does Premier Plus Properties, LLC Home of the FlexFeePlus.com afford to give up a percentage of their commission and others don't?
A: Because of our rebate program, Premier Plus Properties, LLC home of FlexFeePlus.com do a higher volume of transactions. Today's savvy online home-buyers are much more hands on throughout the entire real estate transaction. The Internet has clearly changed the dynamics to searching for homes, streamlining work, saving you and us time and money. Our savvy buyers can do much of the initial legwork on their own, thus freeing up the agents' field time. Because we have very low overhead, we don't pay managers, staff, franchise fees, expensive office buildings (We work under the Home Office Concept), corporate headquarters, huge advertising costs and a host of other expenses, we pass the cost savings on to you, the buyer. Our expertise involves drafting contracts, preparing necessary paperwork and all aspects of negotiations (price, repairs, seller concessions, etc). Because we spend less time driving around and opening doors, we can concentrate on what we specialize in... getting the best price and terms for the Buyer! Q: Is this legal?
A: You may have some Realtors tell you that rebates are not allowed. What they mean to say is that their company does not allow them to issue rebates or lower their commissions (even though real estate commission is 100% negotiable). Rebates/Refunds are 100% allowed in Kentucky. The Department of Justice supports and fights for rebates. and HUD supports and has a process in place for the rebate.

Q: If I list my home with a well-known real estate company, won't I sell my home faster because I will receive greater marketing exposure?
A: NO! This was true prior to the creation and use of the Internet. Well known real estate companies claim this is still true so their agents can convince you to give them the listing on your home while at the same time, justifying the need for you pay them a higher commission. The truth is that as long as you list your home with a real estate company that belongs to the local board of realtors and the regional multiple listing service, your home will get the same total market exposure, through the intranet, and sell just as fast. The size of the company you hire to list and sell your home does not have any impact on the ability to create the total market exposure needed to sell your home fast. So... why not list your home for sale with a company that provides "flexible Fees". You will save lots of money by paying considerably less and still receive the same level of services.

A:We are recession proof because we have very little overhead. We do not operate from store fronts. We operator under the Home Office Concept therefore we can charge lower fees to our customers, and still pay our agents a good commission rate, and still provide first class service! Our Business model attracts more experienced agents and helps us captures more real estate business.

Q: Will every Seller work with a Realtor®?
A: The overwhelming majority of Sellers work with Realtors® or licensed Real Estate Agents and pay them the standard marketing or Listing commission of 3%. In very rare circumstances some For Sale Buyer Owners may not work with Realtors®.

A: It depends. If you don not have a listing (active) agreement in writing with another broker/agent, then Premier Plus Properties LLC may be able to represent you.

A: Absolutely not! Before the use of the Internet, this was true, but not now, the Internet and sites such as FlexFeePlus.com and Realtor.com make it easier to shop for a home by using the Internet.

Q: Do Open House sell homes?
A: It is known fact that for many decades, less than 1% of homes sell from open houses. Open houses are a great way for the listing agent to pick up new business ( buyers), but also provide broader marketing exposure for your home. FlexFeePlus.com does provide open house services if you really want them. PLEASE NOTE: During a seller's market, open houses can be a more effective tool used to create buyer urgency and multiple contracts.

Q: What is a listing office commission?
A:The listing office commission is the fee you pay to the Realtor® who lists your home for sale. This Realtor® represents you , and markets your home to other Realtors® and their buyers, as well as to the public in general. This commission is typically 3% and is paid by the seller. Premier Plus Properties LLC primary goal is to save the seller money! Savings anywhere from 1% up to 2% of the listing commission paid by the seller.
Note: Commissions are not set by law. All commissions are negotiable. Any comparisons to percentage commission, such as 3%- 8% are for illustration and comparison purposes only.

Q: Can I get the Rebate on a short sale transaction?
A: Unfortunately real estate agents are barred from giving a rebate on a short sale transaction since the lender for the existing mortgage on the property is taking a loss and does not permit either the Buyer or the Seller to receive a benefit from the transaction. The existence of a rebate must be fully disclosed to all parties involved in the transaction. This rule applies to all real estate brokerages and not just Premier Plus Properties. A: Not at all. We want to sell your house as quickly as possible for the best possible price. Any Realtor® can bring a buyer and it does not affect your listing office commission.

A: Absolutely! You will save (1% up to 2%) on the listing office commission on the sale of your home. At the same time, you could earn a rebate (cash back!) on the purchase of your new home through Premier Plus Properties LLC.

A: The question should be "Why wouldn't you use this program?" You are doing most of the field work up front, work that you would do anyway, so we are paying you for that initiative. Q: What is the $395.00 listing fee?
A: The $395.00 listing fee is charged to defray our listing expenses. The listing fee allows us to compensate our listing staffs that work tirelessly and effortlessly on preparing your home to be marketed for sale. You see, the work doesn't stop once your sign a listing agreement. It's just the beginning. Our team gathers and prepares all documents as required by Federal law, Kentucky Real Estate Commission (KREC), Heart of Kentucky Association of Realtors (HKAR). Our listing staff prepares your home to be marketed, by taking photo's, video's of your home, and preparing your home to be marketed on the internet, in newspapers, in magazines and even schedule an open house at your request. The listing staff also is available to assist the buyers brokerage team in helping coordinate closing dates, scheduling of appointments for Home Inspection, Termites Inspection, VA & FHA Inspection, and any other inspections as required by the Lender, or the buyer brokerage team. The listing staff goal is to make sure everything is done right, and runs smoothly. Once the closing date has taken place the Principal Broker re-checks the listing packet/file making sure all of the required documents are in place before allowing your file to be transferred and maintain in storage for 5 years as required by KREC. The $395.00 is a small fee to pay considering that Premier Plus Properties, LLC saves the seller thousand$$$ of dollars in listing fees.
