The State of Kentucky Allows Real Estate commission Rebates

Rebate for Homes
  1. Rebates only available in Kentucky.
  2. Rebate available only to buyers who close escrow/proceed to final settlement with Premier Plus Properties LLC, acting as their sole and exclusive Agent in the purchase of real estate.
  3. Buyers are eligible to receive a rebate for properties with a final sales price of $150,000 or more. There are no rebates available on properties less than $150,000.
  4. A Ten Percent (10%) commission fee is deducted from all gross commissions before any rebate can be paid to buyers. (See tab "How It Works" rebate calculation ex.)
  5. In addition to the above commission fee, a $395.00 Transaction Fee will also be deducted from gross commission before any rebate can be paid to buyers. (See tab "How It Works" rebate calculation ex.)
  6. Your Rebate is based on the number of properties we personally visit with you, and or submit an offer to purchase:
    • 1-3 properties: 50% cash back rebate
    • 4 properties: 45% cash back rebate
    • 5 properties: 40% cash back rebate
    • 6 properties: 35% cash back rebate
    • 7 properties: 30% cash back rebate
    • 8 properties: 25% cash back rebate
    • 9 properties: 20% cash back rebate
    • 10 properties: 15% cash back rebate
    • 11+ properties: 10% cash back rebate
  7. The amount of the cooperating (Buyers) broker commission received will vary on individual properties. However, Our Commission Rebates or Refunds assume that the listing (seller) broker is paying a 3% buyer's side brokerage commission to be paid to (P.P.P.) Premier Plus Properties LLC, by the Seller. If the commission received is less than 3% of the sales price, then the difference will be deducted from the buyers rebate. (See example below)

  8. The Buyers rebate will not exceed 1.5% of the purchase price. The amount of rebate is determined in the rebate agreement and is a percentage of the cooperating (Buyers ) broker commission actually received by Premier Plus Properties LLC, at the close of escrow/settlement for representing the buyer.
  9. Occasionally, the seller and/or listing broker in a transaction will offer the broker representing the buyer a bonus, or other incentive over and above the standard cooperating brokerage commission. These bonuses or other incentives are separate and apart from the cooperating brokerage commission actually received by Premier Plus Properties LLC. The buyer is not entitled to a rebate on any bonus or other incentive monies paid to Premier Plus Properties LLC, over and above the cooperative broker commission of 3%.
  10. This rebate program is not available to Buyers who are participating in any type of relocation service network or referral program.
  11. Buyer(s) MUST be pre-approved by a lender with a pre-approval letter/Commitment letter which includes their loan officer's name, phone number and email address, prior to viewing homes.
  12. All parties to the transaction, including the mortgage lender, must be notified of the rebate. It is the Buyer's responsibility to disclose the rebate to their lender. The rebate must appear on the HUD-1 Closing Statement or equivalent official closing statement. The rebate will be paid or credited to the party or parties named as the "buyer(s)" or "borrower(s)" on the HUD-1 Closing Statement or equivalent official closing statement. In order to be eligible for a rebate, all buyers MUST sign a Rebate Agreement and Buyer's Broker Agreement before any rebate will be issued.
  13. The Rebate Agreement and Buyer's Broker Agreement must be entered into before viewing homes or making offers. This rebate program is only available where permitted under state and federal law and when not otherwise prohibited by the buyer's lender(s).
  14. Payment of rebate will be based on lender requirements. You cannot use your rebate as part of your down payment or to meet the capital requirements of your loan program. The rebate will be paid as a credit to the Buyer at closing or as a check from the closing agent. If lender does not allow rebate or places a cap on rebate amount, any amounts not allowed by lender (if any) will be retained by Premier Plus Properties, LLC.
  15. There may be tax consequences to the rebate. If you need legal or tax advice, you should consult with the appropriate professional.
  16. Premier Plus Properties LLC, (FlexFeePlus.com) reserves the right to modify or discontinue this offer without notice. The rebate is not contingent on the Buyer using any services or products. This offer is not available if the Buyer has an active or verbal buyer's representation agreement with another Broker/Firm or has previously toured the subject property with another Broker/Firm at anytime, or in the case of new construction, if the Buyer has previously registered with the home builder.
  17. Rebate is not eligible on short sale properties.
  18. Licensed real estate agents or RealtorĀ® are not eligible for our rebate program.
